Aparna has not released the site plan showing each block's position, the entry points or the open spaces. The figure on this page is an indicative impression made for this site, not Aparna's drawing. The sections below set out everything that is fixed so far, and the last two cover how to read a site plan and what to ask for with it in hand.
Eleven Blocks, A to K
Blocks A to K hold the community's 2,024 homes in three groups: three blocks of 142 homes, six of 189 and two of 232.
| Block | Floors | Homes |
|---|---|---|
| A | Ground + 23 floors + terrace | 142 |
| B | Ground + 23 floors + terrace | 142 |
| C | Ground + 23 floors + terrace | 142 |
| D | Ground + 23 floors + terrace | 189 |
| E | Ground + 21 floors + terrace | 232 |
| F | Ground + 21 floors + terrace | 232 |
| G | Ground + 23 floors + terrace | 189 |
| H | Ground + 23 floors + terrace | 189 |
| I | Ground + 23 floors + terrace | 189 |
| J | Ground + 23 floors + terrace | 189 |
| K | Ground + 23 floors + terrace | 189 |
| Total | 11 blocks over a common two-level basement | 2,024 |
The total recomputes from the groups: 3 x 142 + 6 x 189 + 2 x 232 = 426 + 1,134 + 464 = 2,024.
Blocks A, B, C, D, G, H, I, J and K are planned at ground plus 23 floors and a terrace. Blocks E and F, the two shorter blocks, are planned at ground plus 21 floors and a terrace and, at 232 homes each, are the two largest by home count. Aparna has not announced any height in metres; the building plan that the town-planning authority sanctions settles the final height.
Basement, Parking and Entry
A common two-level basement runs under all 11 blocks and holds all but six of the 2,150 car parking spaces: 1,061 on the upper basement, 1,083 on the lower basement and 6 on the surface.
| Level | Car parking spaces |
|---|---|
| Upper basement | 1,061 |
| Lower basement | 1,083 |
| Surface | 6 |
| Total | 2,150 |
Across 2,024 homes, 2,150 spaces come to about 1.06 per home. With parking in the basements, the surface carries only six spaces.
Aparna has not announced the entry and exit points or how car parking is allotted to each home, and the figure of about 1.06 per home is an average across the community, not an allotment. A traffic management plan for the roads within about 5 km is a condition the developer must meet under the environmental clearance, which is not a building-plan sanction or a K-RERA registration.
Open Ground, Trees and Reserved Areas
At ground level, the buildings cover about 14% of the site, and the rest of the 25.2 acres holds the roads and driveways, the planned trees and parks, and the reserved areas. About 1,280 trees are planned across the site.
On the site, about 2.4 acres is reserved for parks and open space, about 1.2 acres for civic amenities and about 1.2 acres is set aside for road widening.
| Reservation | Area |
|---|---|
| Parks and open space | About 2.4 acres |
| Civic amenities | About 1.2 acres |
| Road widening | About 1.2 acres |
Aparna has not named the facilities for the civic amenities area.
Water, Sewage and Waste
A sewage treatment plant of 1,900 kilolitres a day, with tertiary treatment, anchors the water cycle: treated water is reused for landscaping and washing, and a second set of pipes, dual plumbing, is provided for it.
| Provision | As planned |
|---|---|
| Operating water requirement | 2,101 kilolitres a day: 1,599 kilolitres a day of fresh water and 502 kilolitres a day of recycled water |
| Operating water source | Ground water |
| Sewage treatment plant | 1,900 kilolitres a day, with tertiary treatment |
| Treated water | Reused for landscaping and washing |
| Dual plumbing | A second set of pipes for treated water |
| Rainwater | Storage tanks and groundwater recharge pits |
| Organic waste | An on-site organic waste converter |
Water supply. Ground water is the planned source for the operating requirement, and the developer must obtain the groundwater permissions and ensure adequate water supply before the community is occupied. That is a condition of the environmental clearance, not a building-plan sanction or a K-RERA registration, so ask how and from where the water will be supplied.
Rooftop solar power, electric-vehicle charging and piped natural gas provision are covered on the amenities page.
Reading a Masterplan
A masterplan for 11 blocks reads best in a set order, and the order below works for Aparna Sarjapur Road once the site plan is released.
- The block key. Find blocks A to K and match each block's floors and home count to the table above.
- The entry and exit. Note where vehicles enter and leave, and where the basement ramps meet the surface.
- The club house. See which blocks sit nearest the club house of ground plus three floors, and how far the farthest block is from it.
- Open ground. Look for the parks and open space of about 2.4 acres, and for where the trees are drawn.
- Reserved areas. Locate the civic amenities area of about 1.2 acres and the strip set aside for road widening of about 1.2 acres.
- Water and services. Note where the sewage treatment plant, the rainwater tanks and the organic waste converter sit in relation to the blocks.
Compare the plan you are shown with the sanctioned plan and the agreement for sale, and ask for any difference in writing.
What to Ask For When the Plan Is Released
With the site plan for Aparna Sarjapur Road in hand, these questions turn a drawing into a commitment. They run from the plan itself to the paperwork, and the order is the same on the amenities page.
- The sanctioned plan with each block's position, so that blocks A to K, their heights and their home counts match a drawing.
- The club house's area, facilities and who pays for upkeep.
- How and from where water will be supplied, and the groundwater permissions.
- How the sewage treatment plant will be run and who maintains it.
- Where the buffers from water bodies and drains are marked.
- The drainage and stormwater plan.
- The phasing and the date each block is due, because a community of 2,024 homes takes years to build.
- How many electric-vehicle charging points and how much solar capacity are provided.
- The parking allotment per home.
- The traffic management plan and the entry and exit points.
- The maintenance charges and the corpus fund.
- The K-RERA registration number.
- The agreement for sale and the title documents.
Buffers from water bodies and drains. The developer must leave buffers from water bodies and drains in line with the planning authority's byelaws, a condition of the environmental clearance. That clearance is not a building-plan sanction and not a K-RERA registration, so ask to see the buffers marked on the sanctioned plan once it exists.
The floor plans page takes the same 11 blocks home by block, and the amenities page covers the club house and services in more detail.
Aparna Sarjapur Road Master Plan FAQs
How many homes and how much land does Aparna Sarjapur Road have?
2,024 homes are planned in 11 blocks, lettered A to K, on about 25.2 acres (about 10.2 hectares), which works out at about 80 homes per acre. The gross built-up area is about 47.9 lakh sq ft, including the basements, parking and common areas, so it is not saleable or carpet area. The developer has not announced apartment sizes, so no figure on this site is a home size.
What approvals does Aparna Sarjapur Road have?
The project holds its environmental clearance, granted on 29 November 2025. That clearance is not a building-plan sanction, and permission from the town-planning authority is still to come. The project is not registered with K-RERA as at 7 October 2026. The clearance carries conditions on sewage treatment, water supply, traffic planning, solar power and rainwater harvesting that the developer must meet. Ask to see each approval in writing before you pay anything.
What is the difference between an environmental clearance and a RERA registration?
An environmental clearance is a permission with conditions on how a project handles its impact, such as sewage treatment, water supply and traffic planning. A K-RERA registration is a separate entry on the state's register that a project of this size needs before it is advertised or sold, and it carries the proposed completion date and the plan sanction details. Aparna Sarjapur Road holds its environmental clearance, granted on 29 November 2025, but it is not registered with K-RERA as at 7 October 2026. That clearance is also not a building-plan sanction: permission from the town-planning authority is still to come.
How tall are the blocks at Aparna Sarjapur Road?
Nine of the 11 blocks (A, B, C, D, G, H, I, J and K) are planned at ground plus 23 floors and a terrace. Blocks E and F are planned at ground plus 21 floors and a terrace. All 11 blocks sit over a common two-level basement. The developer has not announced heights in metres, and the final height depends on the building plan that the town-planning authority sanctions.
How many car parking spaces are planned?
2,150 car parking spaces are planned: 1,061 on the upper basement, 1,083 on the lower basement and 6 on the surface. That is about 1.06 spaces per home across the 2,024 homes. Aparna has not announced how spaces will be allotted to homes, so ask for the allotment per home in writing before you commit.
