Aparna Sarjapur Road Amenities at a Glance
A club house of ground plus three floors, 2,150 car parking spaces across the basements and the surface, a sewage treatment plant of 1,900 kilolitres a day and about 1,280 trees are the amenities planned for Aparna Sarjapur Road. Around them sit rainwater storage and recharge, rooftop solar power for the residential blocks, provision for electric-vehicle charging and piped natural gas, an on-site organic waste converter and about 1.2 acres reserved for civic amenities. Each is described below as planned, for a community of 2,024 homes in 11 blocks on about 25.2 acres at Mullur.
The Club House of Ground Plus Three Floors
One club house, at ground plus three floors, is planned for a community of 2,024 homes in 11 blocks at about 80 homes per acre. Aparna has not released the site plan that would show where it stands among the blocks, and the masterplan sets out the 11 blocks.
Parking, Greens and Services
Below the blocks, a two-level basement carries all but six of the 2,150 car parking spaces planned, and the rest of the provisions look after water, power and green cover.
| Provision | As planned |
|---|---|
| Car parking | 2,150 spaces across a two-level basement and the surface: 1,061 on the upper basement, 1,083 on the lower basement and 6 on the surface, about 1.06 per home |
| Sewage treatment plant | A plant of 1,900 kilolitres a day with tertiary treatment; treated water reused for landscaping and washing |
| Dual plumbing | A second set of pipes for treated water |
| Rainwater | Storage tanks and groundwater recharge pits |
| Rooftop solar | Rooftop solar power for the residential blocks |
| Electric-vehicle charging | Provision for electric-vehicle charging |
| Organic waste converter | An on-site organic waste converter |
| Trees | About 1,280 trees |
| Piped natural gas | Provision for piped natural gas infrastructure |
| Civic amenities | An area of about 1.2 acres reserved for civic amenities within the project; the facilities are not named |
Water and Sewage
The sewage treatment plant of 1,900 kilolitres a day provides tertiary treatment, and the treated water is reused for landscaping and washing; dual plumbing, a second set of pipes for treated water, is also planned. The operating water requirement is 2,101 kilolitres a day, made up of 1,599 kilolitres a day of fresh water and 502 kilolitres a day of recycled water, and rainwater storage tanks and groundwater recharge pits complete the water plan.
Water supply. Ground water is the operating source. The developer must obtain the groundwater permissions and ensure adequate water supply before the community is occupied, a condition of the environmental clearance, which is not a building-plan sanction or a K-RERA registration. Ask how the supply is to be secured.
Power, Mobility and Waste
Rooftop solar power is planned for the residential blocks, with provision for electric-vehicle charging and for piped natural gas infrastructure, and an organic waste converter is planned on site. No charging-point count or solar capacity is announced.
Trees and Open Ground
About 1,280 trees are planned across the site, and about 2.4 acres is reserved for parks and open space. Buildings cover about 14% of the site at ground level.
Club House Details to Watch For
The club house is planned at ground plus three floors, and Aparna has not announced its facilities, so this page lists no club house facilities; its area and upkeep are the first details to watch for.
What to Ask For
Before you rely on any amenity at Aparna Sarjapur Road, put these questions to Aparna, in this order, so that the plan comes first and the paperwork last.
| Ask for | Why it matters here |
|---|---|
| The sanctioned plan with each block's position | It shows where the club house and each service sit in relation to your block |
| The club house's area, facilities and who pays for upkeep | It lets you judge one club house against 2,024 homes |
| How and from where water will be supplied, and the groundwater permissions | Ground water is the planned operating source for the 2,101 kilolitres a day required |
| How the sewage treatment plant will be run and who maintains it | The plant is planned at 1,900 kilolitres a day with tertiary treatment |
| Where the buffers from water bodies and drains are marked | Ask to see them marked on the sanctioned plan once it exists |
| The drainage and stormwater plan | Parts of the corridor flooded in August 2022 and May 2025 |
| The phasing and the date each block is due | Ask whether the club house and services are ready before the first block is occupied |
| How many electric-vehicle charging points and how much solar capacity are provided | Both are planned, with no count or capacity announced |
| The parking allotment per home | About 1.06 spaces per home is an average across the community, not an allotment |
| The traffic management plan and the entry and exit points | A traffic management plan covering the roads within about 5 km is a condition the developer must meet |
| The maintenance charges and the corpus fund | They pay for the upkeep of the shared amenities above |
| The K-RERA registration number | Not registered with K-RERA as at 7 October 2026 |
| The agreement for sale and the title documents | They set out what you are buying, in writing |
The masterplan shows how these provisions sit in the 11-block layout, and the price page sets out the charges that an all-inclusive price should cover.
Aparna Sarjapur Road Amenities FAQs
What is Aparna Sarjapur Road?
Aparna Sarjapur Road is the name this site uses for a planned community of 2,024 apartments in 11 blocks on about 25.2 acres at Mullur, off Sarjapur Road near Carmelaram in Bengaluru East. It is an Aparna Constructions project. The developer has not yet named it, so the name may change when it does. Its environmental clearance was granted on 29 November 2025. That clearance is not a building-plan sanction, and the project is not registered with K-RERA as at 7 October 2026.
What is the difference between an environmental clearance and a RERA registration?
An environmental clearance is a permission with conditions on how a project handles its impact, such as sewage treatment, water supply and traffic planning. A K-RERA registration is a separate entry on the state's register that a project of this size needs before it is advertised or sold, and it carries the proposed completion date and the plan sanction details. Aparna Sarjapur Road holds its environmental clearance, granted on 29 November 2025, but it is not registered with K-RERA as at 7 October 2026. That clearance is also not a building-plan sanction: permission from the town-planning authority is still to come.
What should I check before paying for an under-construction apartment in Bengaluru?
Start with the K-RERA registration number and confirm it. Then ask for the sanctioned building plan, the agreement for sale, the carpet area in square feet, the payment schedule against construction stages and the title documents, and get every approval in writing. Under the RERA Act a promoter may not take more than 10% of the cost as an advance before a written agreement for sale. Ask for one all-inclusive figure that lists the parking, club membership, maintenance deposit and statutory costs. For Aparna Sarjapur Road, the K-RERA registration and the building-plan sanction are the two items still outstanding as at 7 October 2026.
What amenities are planned at Aparna Sarjapur Road?
A club house of ground plus three floors is planned, but its size and facilities are not yet announced, so this site lists no club house facilities. Also planned are 2,150 car parking spaces, a sewage treatment plant of 1,900 kilolitres a day, rainwater storage and recharge, rooftop solar power, electric-vehicle charging, an organic waste converter and about 1,280 trees.
How many car parking spaces are planned?
2,150 car parking spaces are planned: 1,061 on the upper basement, 1,083 on the lower basement and 6 on the surface. That is about 1.06 spaces per home across the 2,024 homes. Aparna has not announced how spaces will be allotted to homes, so ask for the allotment per home in writing before you commit.
