Layout A
Aparna Sarjapur Road indicative layout A, blurred and not a developer plan.
Upcoming - Aparna Constructions has not yet named this project; its environmental clearance was granted on 29 November 2025, and it is not registered with K-RERA as at 7 October 2026.
Aparna Sarjapur Road is planned as 2,024 homes in 11 blocks, lettered A to K, at Mullur, off Sarjapur Road near Carmelaram. Nine of the blocks are planned at ground plus 23 floors and a terrace, two at ground plus 21 floors and a terrace, and the schedule below shows how the homes are shared among them.
This page covers the layout as it is planned: how many homes each block is planned to carry, how high each block is planned to be, and how to read an apartment plan.

Each of the 11 blocks carries between 142 and 232 homes, and the schedule below adds up to the community's 2,024.
| Block | Planned height | Homes |
|---|---|---|
| A | Ground + 23 floors + terrace | 142 |
| B | Ground + 23 floors + terrace | 142 |
| C | Ground + 23 floors + terrace | 142 |
| D | Ground + 23 floors + terrace | 189 |
| E | Ground + 21 floors + terrace | 232 |
| F | Ground + 21 floors + terrace | 232 |
| G | Ground + 23 floors + terrace | 189 |

| I | Ground + 23 floors + terrace | 189 |
| J | Ground + 23 floors + terrace | 189 |
| K | Ground + 23 floors + terrace | 189 |
| Total | 11 blocks | 2,024 |
The same schedule reads more easily in three groups, each with its arithmetic.
| Group | Blocks | Homes in the group | Share of 2,024 |
|---|---|---|---|
| Blocks of 142 homes | A, B and C | 426 (3 x 142) | About 21% |
| Blocks of 189 homes | D, G, H, I, J and K | 1,134 (6 x 189) | About 56% |
| Blocks of 232 homes | E and F | 464 (2 x 232) | About 23% |
| All blocks | 11 | 2,024 (426 + 1,134 + 464) | 100% |
Blocks A, B and C are the smallest by home count, 142 each and about a fifth of the community between them. Six blocks, D, G, H, I, J and K, carry 189 homes each and a little over half of the community. Blocks E and F carry the most, 232 homes each, and they are also the two blocks planned at the lower height.
Because the homes are spread unevenly, the block is part of the decision as well as the apartment.
Nine of the 11 blocks (A, B, C, D, G, H, I, J and K) are planned at ground plus 23 floors and a terrace, which is 24 levels with the ground floor counted. Blocks E and F are planned at ground plus 21 floors and a terrace, which is 22 levels. The nine taller blocks carry 1,560 homes (426 + 1,134), about 77% of the community, and the two shorter blocks carry 464, about 23%.
All 11 blocks sit over the same two-level basement, which also takes almost all of the planned car parking: 1,061 spaces on the upper basement, 1,083 on the lower basement and 6 on the surface, 2,150 in all. The masterplan page sets out the basement, the parking and the open ground.
No height in metres is announced, and the final height depends on the building plan that the town-planning authority sanctions.
Inside each block, the apartment plan is the next layer of detail: what a home contains, how large it is and how its rooms are arranged.
Aparna has not announced apartment sizes or configurations. No floor plan has been released yet, so this site lists no apartment size. The layouts on this page are indicative artist's impressions, not Aparna's plans.
The gross built-up area is about 47.9 lakh sq ft (about 4.45 lakh sq m). The built-up area is gross and includes the basements, parking and common areas; it is not saleable or carpet area. Dividing it by the number of homes would not give an apartment size, and no figure on this site is one.
A sized plan shows the carpet, balcony and built-up areas of each apartment type, and the agreement for sale under the RERA Act quotes carpet area.
An apartment plan is the drawing of a single home, and its areas are the first thing to read.
| Area | What it means | What to do with it |
|---|---|---|
| Carpet area | The net usable floor area of the apartment. It excludes the external walls, service shafts, exclusive balcony and exclusive open terrace, and it includes the internal partition walls | Compare homes on this figure, because the agreement for sale quotes it |
| Balcony and terrace | The exclusive balcony, verandah or open terrace attached to the home | Ask for each area separately, since it sits outside the carpet area |
| Built-up and saleable area | Adds wall thickness, balconies and, in some definitions, a share of the common areas | Definitions differ between developers, so ask for the definition in writing |
Beyond the areas, read the plan for the dimensions of each room as they are written on the drawing, for where the balcony or terrace opens, and for the block the apartment belongs to. The block matters because its position on the site plan sets the outlook, and the site plan showing each block's position has not been released.
The block layout is the fixed point, and the approvals around it are at different stages.
| Stage | Position as at 7 October 2026 |
|---|---|
| Block layout | 11 blocks, A to K, with 2,024 homes, as planned |
| Environmental clearance | Granted on 29 November 2025; it is not a building-plan sanction or a K-RERA registration |
| Building-plan sanction | Permission from the town-planning authority is still to come |
| K-RERA registration | Not registered as at 7 October 2026 |
| Apartment sizes and configurations | Not announced |
Before you weigh any apartment at Aparna Sarjapur Road, ask for these, in this order:
Confirm the K-RERA registration before you pay anything. The masterplan page covers the basement, parking and open ground, the price page works through the costs on any apartment in Karnataka, and the contact page is the way to send an enquiry about Aparna Sarjapur Road.
2,024 homes are planned in 11 blocks, lettered A to K, on about 25.2 acres (about 10.2 hectares), which works out at about 80 homes per acre. The gross built-up area is about 47.9 lakh sq ft, including the basements, parking and common areas, so it is not saleable or carpet area. The developer has not announced apartment sizes, so no figure on this site is a home size.
The project holds its environmental clearance, granted on 29 November 2025. That clearance is not a building-plan sanction, and permission from the town-planning authority is still to come. The project is not registered with K-RERA as at 7 October 2026. The clearance carries conditions on sewage treatment, water supply, traffic planning, solar power and rainwater harvesting that the developer must meet. Ask to see each approval in writing before you pay anything.
An environmental clearance is a permission with conditions on how a project handles its impact, such as sewage treatment, water supply and traffic planning. A K-RERA registration is a separate entry on the state's register that a project of this size needs before it is advertised or sold, and it carries the proposed completion date and the plan sanction details. Aparna Sarjapur Road holds its environmental clearance, granted on 29 November 2025, but it is not registered with K-RERA as at 7 October 2026. That clearance is also not a building-plan sanction: permission from the town-planning authority is still to come.
Nine of the 11 blocks (A, B, C, D, G, H, I, J and K) are planned at ground plus 23 floors and a terrace. Blocks E and F are planned at ground plus 21 floors and a terrace. All 11 blocks sit over a common two-level basement. The developer has not announced heights in metres, and the final height depends on the building plan that the town-planning authority sanctions.
Aparna has not announced apartment sizes, configurations or floor plans for Aparna Sarjapur Road, so any configuration quoted elsewhere is unconfirmed. What is known is the block layout: 11 blocks, with 142 homes in each of blocks A, B and C, 189 in each of D, G, H, I, J and K, and 232 in each of E and F. No floor plan has been released yet.
